What is a Boiler?

A boiler is a water heater that has a larger BTU rating than 199,000 Btu’s .  The more BTU’s a water heater has, the faster it can heat water.  Boiler systems usually have one or two boilers and one or two storage tanks.  Boilers come in sizes from 200,000 BTUs to 3,000,0000 BTUs.  The more BTUs the boiler is rated for, the bigger the boiler is.  A boiler system also has a storage tank for storing the hot water that the boiler heats up.

Why use a boiler instead of a water heater?

Boiler systems are for buildings requiring a lot of hot water such as hotels, apartment complexes, laundromats, commercial kitchens, and other large commercial buildings. Boilers can provide more heating capability in a smaller space.  Boilers, if properly taken care of, can last 20 to 30 years.  We have recently replaced boilers that had data plates on them from 1980.  Just like water heaters, boilers must be taken care of.  Boiler systems also run much more efficiently than standard 199,000 Btu commercial water heaters.   A boiler is a large investment and if you don’t plan on taking care of it you are throwing your money away.

What are the down sides to installing a boiler system?

Boilers cost quite a bit more than a stand up commercial water heater.  Most plumbers and maintenance people don’t know how to work on boiler systems.  This means if you don’t have a good plumber you trust, then a boiler is probably not a good choice for you.  In the state of Texas boilers are inspected by a state boiler inspector once every couple of years. That means building owners and property managers who don’t keep up with their equipment will have a state inspector giving them a hard time every couple of years.  I have seen this a few times in some of the franchised hotels where Mr. “Owner” doesn’t want to pay anyone to have anything fixed.  If you are a property owner who takes care of your boiler equipment then this shouldn’t be a problem.
